Best Realtor to Hire in Dubai: How to Choose the Right Agent

The best real estate agent in Dubai for you is a licensed broker who fits your budget and goals, explains every cost before you commit and shows you their BRN when asked. Here is how I would check any agent, including me, before you sign anything.

  • Check any broker's BRN in DLD's Dubai REST app
  • Genuine adverts carry a Trakheesi permit and Madmoun QR code
  • No consultation fee. No commission payable to Naveen.

No consultation fee. No commission payable to Naveen. Property purchase and third-party costs are separate.

The short answer

There is no single best real estate agent in Dubai for everyone. There is a best agent for your purchase: someone licensed with the Dubai Land Department, who knows the developers and communities you are considering, who puts every cost in writing before you pay a deposit and who is happy to be checked. If an agent cannot pass the checks below, keep looking, however good the listing looks.

I am a property consultant with Almirax Properties in Business Bay, and I would rather you choose me after checking me than because a page told you to. So this guide is written the way I would want a friend to hire an agent here.

Key points

  • Search the agent's name or BRN in DLD's Dubai REST app and confirm the licence is active and linked to a real brokerage.
  • Every property advert in Dubai should show a Trakheesi permit number and a Madmoun QR code (DLD).
  • Your relationship with a buyer's agent is set out in RERA Form B, which should state the agreed commission (Bayut).
  • Ask for a written cost sheet before you reserve: the 4% DLD transfer fee, trustee fee, any commission and service charges.
  • With me there is no consultation fee and no commission payable to me. Property purchase and third-party costs are separate.

What makes the best real estate agent in Dubai for your purchase

A good agent saves you money and mistakes; a poor one costs you both. When buyers ask me how to find a real estate agent in Dubai, I suggest judging every candidate for best real estate agent in Dubai on five things.

  1. Licence and brokerage. A registered broker has a BRN (broker registration number) and works under a brokerage with an ORN (office registration number). Both can be checked.
  2. Fit with your goal. Buying a home to live in, an investment for rent and a Golden Visa purchase lead to different shortlists. The right agent asks about your goal first and your budget second.
  3. Depth on the developers you want. Off plan buying is mostly about the developer, the escrow account and the payment plan. Ask what the agent knows about Emaar, DAMAC or Aldar projects specifically, not Dubai in general.
  4. Honesty about costs and risk. A good agent tells you that 2026 is calmer than 2025 and that prices can fall as well as rise. Be wary of anyone who promises returns.
  5. Process from start to finish. Viewings, contracts, payments, registration and handover should all be explained before you start, including what happens if something is late.

The best realtor in Dubai for an overseas buyer may not be the best for a family upgrading within Dubai Hills. Match the agent to the purchase, not the other way round. The best real estate agent in Dubai for a first home is rarely the one shouting loudest on social media.

How to verify a real estate agent in Dubai

You can verify a real estate agent in about five minutes, and you should do it before you share documents or pay anything.

  1. Ask for the BRN. A licensed broker can give you their broker registration number and the brokerage's ORN.
  2. Check it in the Dubai REST app. In DLD's Dubai REST app, open Registered Brokers and search the name, BRN or ORN. Confirm the licence is active and linked to the brokerage you were told about.
  3. Check the advert. A genuine Dubai property advert shows its Trakheesi permit number and a Madmoun QR code (DLD). If a listing has neither, ask why.
  4. Check the project, for off plan. Use DLD's Project Status Enquiry to see the project's registration and progress, and confirm payments go into its escrow account (Law No. 8 of 2007).
  5. Check the running costs. Yearly service charges for a building are published in DLD's Service Charge Index.

If an agent hesitates when you ask for any of this, that tells you what you need to know.

The RERA forms you will see

Dubai uses standard RERA forms so that buyers, sellers and agents all sign the same documents (Bayut, Property Finder).

Form What it is Who signs
Form A Agreement between a seller and the listing agent Seller and agent
Form B Agreement between a buyer and the buyer's agent; it should state the agreed commission Buyer and agent
Form I Agreement between two agents working on one deal Both agents
Form F The sale contract, also called the memorandum of understanding Buyer and seller, witnessed by the agent

Read the buyer agreement carefully. It is where the agent's role and any fee are written down, so nothing should be agreed only on WhatsApp.

Questions to ask before you sign the buyer agreement

  • What is your BRN, and which brokerage are you registered with?
  • Which communities and developers do you work with most?
  • Will you give me a full cost sheet in AED for each option, including service charges?
  • For off plan: how do you check the escrow account and the construction progress?
  • What exactly will I pay you, and when? Is it written in the agreement?
  • Who handles the transfer or Oqood registration, and what can I do remotely?

Overseas buyers should also ask how the agent handles remote purchases. DLD allows remote transfers with video identification, which I explain in my guide to buying property in Dubai as a foreigner, and Indian buyers have extra remittance rules covered in buying from India.

Real estate agent commission in Dubai

On resale purchases, real estate agent commission is agreed in the buyer agreement and the market norm is 2% plus 5% VAT, paid after the sale is registered unless the contract says otherwise. Always get real estate agent commission in writing, along with the 4% DLD transfer fee and the trustee fee, before you agree a price.

How I work is simpler: no consultation fee and no commission payable to me. Property purchase and third-party costs are separate, and I set them out in AED for every option so you can compare like with like.

Red flags when you find a real estate agent in Dubai

  • Pressure to pay a deposit before you have seen the contract or the cost sheet.
  • Promises of guaranteed rent or guaranteed price rises.
  • Adverts with no Trakheesi permit number or QR code.
  • A request to pay a developer deposit into a personal account instead of the project escrow account.
  • Vague answers about commission, or a fee that appears only at the end.
  • No interest in your goals, only in one project.

None of these is proof of bad intent on its own, but together they are a reason to walk away. The best real estate agent in Dubai will welcome your questions instead of rushing you.

The best realtor in Dubai for your situation

Different buyers need different strengths: an off plan investor needs someone strong on escrow and payment plans, a Golden Visa buyer needs someone who knows the Golden Visa property rules, and a yield investor needs honest rent numbers like those in my Dubai property investment guide. I publish a short guide for each type of buyer, listed below this article, covering what to look for, how to verify a real estate agent for that kind of purchase and the questions to ask. Think of it as a way to find the best realtor in Dubai for your own situation.

How I work with buyers

I built my service around the questions buyers actually ask: what should I buy, which project should I choose, what will it really cost, does the investment make sense, which unit is better and how do I manage the purchase. Before an off plan project reaches your shortlist I check it with DLD, and I take service charges from the official index.

The first step is free. Tell me your budget, goals and timeline and I will send you 3 to 5 suitable options with their costs, payment commitments and trade-offs. Get your free personal shortlist, check my licence while you wait, and decide with the full picture. If you are comparing several agents, use the same checks on each of us; the best real estate agent in Dubai for you is the one who passes them and listens to your brief. That is also the fastest way to find a real estate agent in Dubai you can trust.

Frequently asked questions

How do I find the best real estate agent in Dubai?

Look for a broker whose BRN is active in DLD's Dubai REST app, who knows the developers and communities you want, puts every cost in writing and explains Form B before you sign. Compare two or three agents with the same checks and the same brief.

How can I verify a real estate agent in Dubai?

Ask for their BRN and the brokerage ORN, then search the Registered Brokers list in DLD's Dubai REST app. The licence should be active and linked to the brokerage they named. Their adverts should show a Trakheesi permit number and a Madmoun QR code.

How much is real estate agent commission in Dubai?

On resale purchases the market norm is 2% plus 5% VAT, agreed in RERA Form B and usually paid after registration. With Naveen there is no consultation fee and no commission payable to him; property purchase and third-party costs are separate.

What is RERA Form B?

Form B is the standard agreement between a buyer and the buyer's agent in Dubai. It sets out the agent's role and should state any agreed commission. Read it before you share documents or pay anything, and keep a signed copy.

Do I need an agent to buy property in Dubai?

No, you can buy directly from a developer or a seller. A good agent helps you compare options, check the project and its escrow account, avoid hidden costs and manage the contracts and registration, which matters most if you are buying from overseas.

What are the red flags when choosing a realtor in Dubai?

Pressure to pay a deposit before you see the contract, promises of guaranteed returns, adverts without a Trakheesi permit, requests to pay into a personal account and vague answers about fees. Any one of these is a reason to slow down and check.
