Looking at Saadiyat villas for sale? Saadiyat Island is one of the capital's designated investment zones, so foreign buyers can own here, and it pairs beachfront living with the Cultural District and its museums. Villa choices run from finished homes in Saadiyat Beach Villas and Hidd Al Saadiyat to Aldar's Saadiyat Lagoons and Talay at Marsa Al Saadiyat, which went on sale in September 2026.

I'm Naveen, a property consultant at Almirax Properties, which has a sales centre on the island in Ajwan Tower on Jacques Chirac Street. On this page I only quote figures a developer or a reputable publication has put on record, and I tell you when a number is a launch price rather than today's price.

Why buyers look at Saadiyat

Three things set the island apart.

  • Culture on the doorstep. The Cultural District holds the Louvre Abu Dhabi, Zayed National Museum and the Natural History Museum, which opened in late 2025. The Guggenheim, designed by Frank Gehry, is due to open on 11 December 2026.
  • Beaches. Several communities sit right on the sand. Faya is a beachfront community inside Saadiyat Beach Golf Club, and the new Marsa district plans 5.6 km of beaches.
  • Schools. Cranleigh and the NYU campus are both on the island, and Marsa plans three more schools.

Saadiyat is also one of the nine investment zones listed by the UAE government where non-UAE nationals can own property. Each launch can still set its own eligibility, as I explain below.

Saadiyat villas for sale: the communities at a glance

The villas for sale in Saadiyat Island fall into three groups: finished communities sold on resale, newer Aldar launches, and plots where you build your own home.

Community Developer Homes, as published Bedrooms Published detail
Saadiyat Lagoons Aldar 207 villas in the first release (2022) 4 to 6 Launch prices from AED 6.1 million
Talay at Marsa Al Saadiyat Aldar 351 standalone villas 4 to 6 On sale from 23 Sep 2026
Faya Aldar 21 homes 6 to 8 AED 400 million mansion sale, July 2025
Saadiyat Reserve Aldar 306 villa plots Plots suited to 4 to 6 bed homes Plots of 600 to 1,400 sq m (2019)
Jawaher Aldar Villas and townhouses Not published Gated, Saadiyat Beach District
Saadiyat Beach Villas TDIC (original developer) 254 in phase 1, plus 90 released in 2011 3 to 6 Phase 1 handed over in 2012
Hidd Al Saadiyat SDIC 453 villas in phase 1 Up to 7, with options for more Smallest from AED 7 million (2015)

Most of these numbers come from launch announcements, and some are years old. Current resale prices can differ a lot, which is why I check recent sales before quoting anything.

Saadiyat Lagoons villas

Aldar launched this community in October 2022 on the east side of the island, inside a 6.2 million sq m plot. The first release offered 207 Saadiyat Lagoons villas of four, five and six bedrooms from AED 6.1 million, with handovers expected, at launch, to begin in Q2 2026.

The design uses three architectural zones, an optional garden pod that works as a majlis or home office, and solar water heating. It sits close to Saadiyat Grove and Soul Beach at Mamsha. Planned amenities include an eco corniche, an amphitheatre, a skate park, sports courts, schools, a clinic and three majalis.

One thing to know: that first release was for UAE nationals only. Bayut's project page now says expatriates can buy off plan Saadiyat Lagoons villas, and it lists later releases such as Ethir and Al Sidr from AED 6.1 million and Al Ghaf from AED 8.1 million at launch, on 40/60 plans, with Al Sidr's handover scheduled for Q3 2027. Eligibility has varied by release, so I confirm it for the exact plot before you reserve.

Saadiyat Beach Villas

Saadiyat Beach Villas is the island's original villa community, built by the Tourism Development and Investment Company (TDIC). Phase 1 had 254 villas of three to six bedrooms and was handed over in 2012, after TDIC released a further 90 villas in November 2011. In 2018 Aldar bought an AED 3.7 billion portfolio from TDIC, focused on Saadiyat and including Cranleigh school.

Because Saadiyat Beach Villas are finished and lived in, this is where I look for buyers who want to move in, or earn rent, from day one rather than wait out a construction timeline.

Hidd Al Saadiyat: beach homes at the far end

Hidd sits on a thin strip of land at the far end of the island. It was developed by Saadiyat Development and Investment Company (SDIC), and in 2015 its first phase comprised 453 villas in eight designs, from family homes to a seven bedroom beach mansion. The developer marketed seven kilometres of private beach and quoted the smallest villas from about AED 7 million at the time.

Those 2015 prices are history, not a guide to today. For current Hidd values I gather recent sales evidence and live listings before we talk numbers.

Newer Aldar villa communities

Talay at Marsa Al Saadiyat: the newest launch

Marsa is the final phase of the island's master plan: an AED 100 billion waterfront district of about 6.4 million sq m, with 8 km of coastline, 5.6 km of beaches, a one kilometre promenade and a 350 berth marina, which Aldar describes as the largest in the capital. More than 58,000 residents are expected, with three schools, healthcare and an Etihad Rail station planned.

Its first community, Talay, has 351 standalone villas of four to six bedrooms and went on sale on 23 September 2026. Aldar did not publish prices or a completion date in its launch release, so ask me for the current price list and payment plan rather than relying on second hand figures.

Faya, Saadiyat Reserve and Jawaher

  • Faya: 21 homes on one of the last villa plots on the island, made up of two eight bedroom mansions and 19 villas of six or seven bedrooms, due for completion in 2028. One mansion sold for AED 400 million in July 2025, which Aldar called the most valuable home ever sold in the emirate.
  • Saadiyat Reserve: launched by Aldar in 2019 as 306 villa plots of 600 to 1,400 sq m opposite the NYU campus, marketed to buyers of all nationalities, with a 5% down payment at launch.
  • Jawaher: a gated Aldar community of villas and townhouses in the Saadiyat Beach District, with a pool, a gym and a children's playground.

Prefer an apartment? The Row and Sei Saadiyat

Not every buyer of properties for sale in Saadiyat Island needs a villa. Two recent Aldar launches sit in the Cultural District itself.

  • The Row Saadiyat: one to three bedroom apartments designed by BIG, with 315 homes in the first phase, open to all nationalities and on sale from November 2025.
  • Sei Saadiyat: 778 homes across six buildings, including two bedroom lofts, with the first 265 on sale from 16 September 2026.

How buying on Saadiyat works

Once you have a shortlist of Saadiyat villas for sale, the process looks like this:

  1. Confirm eligibility. Saadiyat is an investment zone, but each release sets its own terms, and on resale I also check exactly what kind of title the seller holds.
  2. Agree the price and plan. Launch plans differ; Bayut shows 40/60 on recent Lagoons releases.
  3. Register. Abu Dhabi charges a 2% registration fee, according to a 2026 developer guide. Confirm the current fee with ADREC or on the DARI platform.
  4. Plan for residency. Every villa price quoted on this page is above AED 2 million, the ICP threshold for a 10 year Golden Visa.
  5. Move in or take handover. For off plan homes, rely on the completion date written into your sale agreement.

Prices: what I can and cannot quote

You will see plenty of "from" prices online for Saadiyat villas for sale. Most are old launch prices or asking prices for properties for sale in Saadiyat Island, not prices that buyers actually paid. The sourced figures on this page all carry dates: AED 6.1 million for Saadiyat Lagoons in 2022, about AED 7 million for the smallest Hidd villas in 2015, and AED 400 million for the Faya record in 2025. Today's values can be higher or lower, and I will not quote one until I have checked recent sales in that exact community.

The wider UAE market softened in 2026. Aldar's UAE sales fell 46% in H1 2026, a year after it reported AED 5 billion of Saadiyat sales in H1 2025. For you, a calmer market means time to compare and room to negotiate. Nothing here is a promise about future prices or rent.

Frequently asked questions

Can foreigners buy villas on Saadiyat Island?

Yes, in principle. Saadiyat is one of nine Abu Dhabi investment zones where non-UAE nationals can own property, according to the UAE government portal. Eligibility is still set per release: Aldar's first Saadiyat Lagoons release in 2022 was for UAE nationals only, while Saadiyat Reserve and The Row were open to all nationalities. When I check Saadiyat villas for sale for a client, eligibility is the first thing I confirm.

How much do Saadiyat villas for sale cost?

Published launch figures give a guide: Saadiyat Lagoons started from AED 6.1 million in 2022, the smallest Hidd villas were quoted from about AED 7 million in 2015, and a Faya mansion sold for a record AED 400 million in 2025. Talay's prices were not in Aldar's launch release, so I request the current price list directly. Resale values move with the market, so I check recent sales before giving you a number.

What is the difference between Saadiyat Beach Villas and Hidd Al Saadiyat?

Saadiyat Beach Villas is the island's original community, built by TDIC, with three to six bedroom villas and a first phase handed over in 2012. Hidd was developed by SDIC on a strip at the far end of the island, with 453 villas in eight designs in its first phase, up to seven bedroom beach mansions, and seven kilometres of beach marketed at launch. Both are finished communities.

Are Saadiyat Lagoons villas available to expats?

Bayut's project page says expatriates can buy off plan in Saadiyat Lagoons, and it lists releases such as Ethir, Al Sidr and Al Ghaf with launch prices from AED 6.1 million to AED 8.1 million. However, Aldar's first release in October 2022 was for UAE nationals only, so eligibility has varied. I confirm the terms for the exact villa and release before you pay anything.

When does the Guggenheim open on Saadiyat?

Abu Dhabi's Department of Culture and Tourism confirmed in July 2026 that the Guggenheim, designed by Frank Gehry, opens on 11 December 2026. It joins the Louvre Abu Dhabi, Zayed National Museum, the Natural History Museum and teamLab Phenomena in the Cultural District.

Does a Saadiyat villa qualify for the Golden Visa?

Usually, yes. ICP grants the 10 year Golden Visa for property worth at least AED 2 million in your name, and all the villas for sale in Saadiyat Island with published prices on this page are above that level. Mortgaged homes financed by an approved local bank and units bought before completion from an approved developer can qualify. You must apply from inside the UAE, and you can sponsor your family.
