How I work
Buying in Dubai is exciting and fast moving. New launches sell in waves, payment plans differ from project to project, and the fees, visa rules and mortgage limits are not obvious if you are new to the market. My job is to slow the decision down just enough for you to see everything clearly, then move quickly when the right home appears.
Every client gets the same three things from me:
- A shortlist that fits the brief. Your budget, your purpose (living, renting out, a Golden Visa or a mix) and your timeline decide what I send you, not what happens to be on the market that week.
- Honest numbers. For each option I prepare a cost sheet in AED: price, the 4% DLD fee, trustee and registration fees, service charges and, for investors, a realistic net yield.
- Checks before you pay. For off plan homes I confirm the escrow registration and build progress on Dubai REST. For resale homes I compare recent transfer prices and confirm the developer NOC requirements.

I work across the main master developers, especially Emaar, DAMAC and Aldar. In Dubai that covers communities such as DAMAC Lagoons, DAMAC Islands and Emaar Beachfront. Through Almirax's Abu Dhabi offices I also cover Aldar's islands, including Saadiyat.
