DAMAC Lagoons is a 49 million sq ft villa, townhouse and apartment community in Dubailand, built around swimmable lagoons and Mediterranean-themed clusters, right beside DAMAC Hills. Sales opened in November 2021, the first homes have been handed over, and DAMAC is targeting about 6,300 more handovers here in 2026. My short version: generous family space and real delivery momentum, but rents have softened this year, so the unit you pick matters more than ever.
The community in numbers
DAMAC's own community page lists 8,883 villas and townhouses plus 4,800 apartments across the master community. Khaleej Times reported in September 2026 that the water bodies cover about 177,000 sq m, roughly 141 Olympic pools, and that infrastructure and landscaping were more than 80% complete.
| Item | Figure | Source |
|---|---|---|
| Master community size | 49 million sq ft | DAMAC |
| Villas and townhouses | 8,883 | DAMAC |
| Apartments | 4,800 | DAMAC |
| Water bodies | about 177,000 sq m | Khaleej Times, Sep 2026 |
| Handovers targeted in 2026 | about 6,300 (vs about 513 in 2025) | Khaleej Times, Sep 2026 |
| Sales launch | 1 November 2021 | Khaleej Times, Nov 2021 |
The DAMAC Lagoons master plan and its clusters
The DAMAC Lagoons master plan groups homes into themed clusters, each named after a Mediterranean destination and each with its own water body and amenity hub. The 2021 launch had eight towns. DAMAC now lists Santorini, Costa Brava, Nice, Malta, Morocco, Venice, Portofino, Marbella, Monte Carlo, Ibiza and Mykonos, plus the Lagoon Views and Valencia apartment projects. You will also see it searched as DAMAC Lagoon, without the s; it is the same place.
| Cluster | DAMAC's theme | Amenity highlights |
|---|---|---|
| Santorini | Central Hub | clubhouse, fitness and wellness zone, climbing wall, floating cinema |
| Costa Brava | Adrenaline Hub | ziplining, rock climbing, kayaking, wave riding |
| Nice | Youth Hub | bike trails, skate park, BMX arena, splash pools |
| Malta | Play and Learn Hub | sensory plaza, discovery maze, camping island |
| Morocco | Tranquillity Hub | lagoon-facing infinity pools, yoga lawns, family cabanas |
| Venice | Fun Hub | gondola rides, waterside cafes |
| Portofino | Work and Play Hub | waterside cafes, meeting spaces, sailing |
DAMAC publishes less detail on the hubs in Marbella, Monte Carlo, Ibiza and Mykonos, so I check the brochure and site plan for each one with clients rather than assume. My practical tip: the theme matters less than the position. A townhouse facing the water or a park sells and rents differently from one backing onto a road, even inside the same cluster.
Home types: townhouses, villas and apartments
The first collection was mostly four and five bedroom townhouses plus larger villas, with layouts varying by cluster. Later phases added apartments: Lagoon Views offers studios to two bedrooms, and Valencia, in the Lagoons District, offers one and two bedrooms. Bayut's area guide shows townhouses from three to five bedrooms and villas from four to six on current listings, which matches what I see on resale.
Published starting prices, and how to read them
DAMAC's area guide (updated May 2026) quotes apartments from the figures below, with the 4% DLD fee on top. Its master plan guide (updated September 2026) shows similar "from" prices for Lagoon Views and Valencia and says pricing changes with availability.
| Unit | DAMAC published "from" price | Approx. USD |
|---|---|---|
| Studio | AED 725,000 | about USD 197,000 |
| One bedroom | AED 1.30 million | about USD 354,000 |
| Two bedroom | AED 1.84 million | about USD 501,000 |
For townhouses and villas, the useful number is what people actually paid. Bayut's guide, drawing on DLD records, shows an average transaction of about AED 1.96 million over the past 12 months (down 4%) across roughly 3,202 sales, and that average mixes apartments with houses. Costa Brava, Malta and Nice each average above AED 3 million on the same data.
These are published figures, not live stock. Please confirm current availability and pricing with me before you plan around any number. The currency converter on this page shows GBP and INR equivalents, and my Dubai property prices page puts them in city-wide context.
Payment plans and handover dates
There is no single payment plan here. Each phase launched with its own split, and listings on Bayut show 60/40, 70/30 and 50/50 structures, usually starting with a 20% down payment. Resale buyers of a completed home pay the agreed price at transfer, plus the 4% DLD fee. My payment plan guide compares structures across developers.
On timing, DAMAC told Khaleej Times it expects about 6,300 homes here in 2026, the largest share of its 8,800 target for the year. Portal listings show later phases, such as Venice and several Lagoon Views towers, in 2027 and Valencia in 2028. Treat every date as an estimate until you see it in your SPA and on Dubai REST.
Where is DAMAC Lagoons, Dubai? Location and drive times
The community sits on Hessa Street opposite DAMAC Hills, between Sheikh Mohammed Bin Zayed Road and Emirates Road, with Tilal Al Ghaf and Remraam as neighbours. DAMAC's area guide gives these drive times:
| Destination | Drive time |
|---|---|
| Global Village | 20 min |
| Expo City Dubai | 20 min |
| Mall of the Emirates | 25 min |
| Al Maktoum International Airport | 28 min |
| Downtown Dubai | 30 min |
| Dubai International Airport | 35 min |
Schools DAMAC names include Jebel Ali School about 10 minutes away, and Fairgreen International and Safa Community School about 25 minutes away. Plan around a car for school runs and commuting.
2026 reality check: softer rents, more room to negotiate
Here is the part brochures skip. Savills data reported by Khaleej Times in October 2026 shows Lagoons villa rents down 13.4% year on year in Q3 2026, the steepest fall among the areas it tracked. With thousands of homes arriving this year, many owners are looking for tenants at the same time.
Projected gross villa yields were still around 6% in H1 2026 (dubizzle 6.23%, Bayut 6.09%), but those are projections from asking prices, not guarantees, and they came before the Q3 dip. I read this as a buyer's window rather than a red flag:
- Negotiate harder on resale deals; owners facing a final handover payment often accept less.
- Pick units with an edge: water or park frontage, end units, practical layouts.
- Model rent on today's lower figures, not 2025 ones.
- Look up the service charge in the DLD Service Charge Index before you commit.
- Compare against DAMAC Hills 2 and ready homes nearby.
If you want me to price a specific cluster against recent transfers, book a short call and I will send the comparables first.
DAMAC Lagoons villas for sale: resale or off-plan?
Most DAMAC Lagoons villas for sale today are resales from first buyers, either completed homes or units still being paid for. Some newer phases are still sold by DAMAC directly. This is how I compare the two routes:
| From the developer | Resale | |
|---|---|---|
| Price | Published launch price | Negotiable, set by the seller |
| Payment | Staged plan | Usually in full at transfer |
| Fees | 4% DLD via Oqood | 4% DLD, trustee fee, agent fee |
| Rent | Starts after handover | Immediate if completed |
| Main risk | Delivery timing | Condition and snagging |
Any transfer before handover also needs DAMAC's NOC and follows its own rules, so ask for them in writing.
Off-plan protections worth checking
If you are buying DAMAC Lagoons off-plan, Dubai law gives you real protection, but only if you check these points:
- Confirm the project is registered and has an escrow account on Dubai REST.
- Pay into that escrow account only, never a personal account.
- Get your Oqood registration; the developer must register the sale within 90 days.
- Read the SPA for the completion date, delay clauses and resale conditions.
- Track construction progress on Dubai REST before each instalment.
Most of this can be done from abroad. My guide for foreign buyers covers the paperwork step by step.
For buyers in the UK and India
Search data shows UK and Indian buyers look this community up about equally. Both can own freehold here and complete with a passport, and a home of AED 2 million or more can support a 10-year Golden Visa application under ICP rules. Indian buyers should read my guide to buying from India before booking, as remittance limits shape how you pay. UK buyers often ask about mortgages: non-resident lending is set bank by bank, often around 50% LTV.
Is it right for you?
A good fit for families who want space and water-based amenities and are happy to drive, and for patient buyers who pick well-positioned units below 2025 prices. Less ideal if you need a short commute to DIFC or expect a quick flip. For a wider view of the developer, see my DAMAC properties guide and the newer DAMAC Islands.
Tell me your budget and timeline and I will shortlist three units with recent transfer data. Book a consultation or message me on WhatsApp.
Frequently asked questions
Is DAMAC Lagoon the same as DAMAC Lagoons?
Yes. People often type DAMAC Lagoon without the s, but it is one master community by DAMAC Properties in Dubailand, next to DAMAC Hills. It has themed clusters such as Santorini, Costa Brava, Malta and Venice, plus apartment projects like Lagoon Views and Valencia. Portals use both spellings, so search both when you browse listings.
When is the DAMAC Lagoons handover?
Handovers began with the earlier clusters. DAMAC told Khaleej Times in September 2026 that it expects about 6,300 homes here in 2026, up from about 513 in 2025. Later phases such as some Lagoon Views towers and Valencia show 2027 and 2028 dates in portal listings. Your SPA and Dubai REST are the dates to rely on.
What is the starting price for a home in this community?
DAMAC's area guide, updated May 2026, lists apartments from AED 725,000 for a studio, AED 1.30 million for a one bedroom and AED 1.84 million for a two bedroom, plus the 4% DLD fee. Townhouses and villas mostly trade on resale, where Bayut's DLD-based average is about AED 1.96 million across all unit types. Confirm current availability with me first.
Are rents falling in the Lagoons?
Yes, for now. Savills figures reported in October 2026 show villa rents down 13.4% year on year in Q3 2026, as thousands of new homes reached the rental market. For buyers that means more negotiating room and a need for conservative rent assumptions. Units with water or park frontage and practical layouts are the ones I prioritise for clients.
Can foreigners buy property here?
Yes. Foreign buyers can own outright, and non-residents can complete the transfer with a passport. Anyone buying DAMAC Lagoons off-plan, Dubai residents and overseas buyers alike, has the sale registered through Oqood, with payments going into the project escrow account. A home of AED 2 million or more can support a 10-year Golden Visa application, subject to ICP approval.
Is it a sensible purchase in 2026?
It can be, if you buy the right unit at the right price. Projected gross villa yields were around 6% in H1 2026 according to dubizzle and Bayut, but rents have since fallen and new supply is heavy this year. I steer clients to well-positioned units bought below 2025 levels, with rent modelled on current figures. No yield is guaranteed.
