Yes, you can buy property in Dubai from India, and Indian citizens get exactly the same freehold rights as any other foreign buyer. The part that is different is the money. If you live in India, the Reserve Bank of India's Liberalised Remittance Scheme (LRS) lets you send up to USD 250,000 per person each financial year, and RBI confirms it can be used to buy property abroad. If you are an NRI, you will usually pay from NRE, NRO or overseas funds instead.

I'm Naveen, a property consultant at Almirax Properties in Business Bay. This guide covers the Dubai side in full and the Indian side as far as published RBI and Income Tax Department rules go. I do not give tax advice, so please confirm your own position with a chartered accountant (CA) before you remit.

Can Indian buy property in Dubai? The short answer

If you typed "can Indian buy property in Dubai" into Google, the answer is a clear yes. Foreign nationals can own freehold property in Dubai's designated areas, there is no age limit, and the Dubai Land Department (DLD) issues the title deed in your name. You do not need a UAE visa to buy: non-residents can complete a transfer with a passport.

Indian buyers are also the biggest group in the market. An Anarock report covered by Khaleej Times in July 2026 put Indians at 22% of Dubai home buyers in 2025, ahead of British buyers at 17%. Another analysis of DXBinteract data put Indians first again in early 2026, at about 20.6% of purchasing activity.

How to buy property in Dubai from India, step by step

  1. Set the budget in AED and check your LRS headroom. Add roughly 6.5% to 7.5% for fees on a ready home, and work out how much each buyer can remit in the current April to March year.
  2. Shortlist and verify. I check the developer, the plot and, for off plan, the escrow account and build progress on the Dubai REST app.
  3. Reserve and sign. For resale, you sign DLD's Contract F (the MOU) with the seller. For off plan, you sign the developer's SPA and pay the booking amount.
  4. Send the money from India. Your bank sends it under LRS against your PAN, and collects TCS where it applies (see below).
  5. Register. Off plan sales are registered as an Oqood within 90 days. Ready homes transfer at a DLD trustee office, where the title deed is issued electronically.
  6. Sign remotely if you prefer. DLD has run a remote sale process since 2020, or you can use a power of attorney notarised in India, attested by the Ministry of External Affairs and the UAE embassy, then attested in the UAE and translated into Arabic.

How money leaves India: the LRS route for residents

LRS is the RBI scheme that lets resident individuals send money abroad for permitted purposes. The key rules, from RBI's own FAQs:

  • The limit is USD 250,000 per person per financial year, which runs April to March.
  • It is for resident individuals only, not companies, firms, HUFs or trusts.
  • You must give your PAN for every LRS transaction.
  • RBI states a resident individual can send LRS remittances to purchase immovable property outside India.
  • Family members can pool their limits for one property only if they are co-owners, and each must meet the scheme's terms.
  • Banks do not lend to individuals for capital account remittances under LRS, so the money must be your own.

What does that mean when you buy property in Dubai from India? Take the 1 BHK flat in Dubai price in Jumeirah Village Circle: an average of AED 697,000 in H1 2026 (about USD 190,000), which fits inside one person's annual limit, even with fees. A Business Bay one bedroom averaging AED 1.17 million (about USD 320,000) does not, so you would buy with a co-owning spouse or parent, or choose an off plan plan whose instalments fall across more than one financial year.

If you live in India and want a UAE mortgage, ask your CA whether FEMA permits it in your case before you apply.

TCS on LRS remittances in 2026

Tax Collected at Source (TCS) is the item that surprises most Indian buyers. Under section 394 of the Income-tax Act, 2025, your bank collects TCS on LRS remittances once your total for the year passes ₹10 lakh.

LRS purpose TCS on the amount above ₹10 lakh Source
Buying property and other investment 20% Income Tax Department, section 394
Education or medical treatment 2% (cut from 5% from 1 April 2026) Income Tax Department, Act No. 4 of 2026
Any purpose, up to ₹10 lakh a year Nil Income Tax Department

The Union Budget in February 2026 left the 20% rate for overseas investment unchanged. TCS is collected against your PAN. How and when you can set it against your income tax is a question for your CA, so I always tell clients to plan the cash flow with them first.

Can NRI buy property in Dubai? The NRE and NRO routes

LRS is for Indian residents. RBI defines an NRI as an Indian citizen resident outside India, and NRIs usually fund a purchase differently. So the answer to "can NRI buy property in Dubai" is yes, with three common sources of money:

  • Overseas earnings. If you work in the Gulf, the UK or elsewhere, you can usually pay straight from that salary account.
  • NRE account. RBI lists NRE balances as repatriable.
  • NRO account. RBI says balances are remittable up to USD 1 million per financial year, subject to the FEMA Remittance of Assets Regulations, 2016 and applicable taxes.

If you are an NRI living in the UAE, resident mortgage terms apply. Under UAE Central Bank rules, expats can borrow up to 80% on a first home under AED 5 million, while off plan loans are capped at 50%.

Dubai property price in Indian rupees

AED is pegged at 3.6725 to the US dollar, but the rupee moves, so I do not hard-code conversions. Use the currency converter on this page to see any Dubai property price in Indian rupees at today's rate.

The 1 BHK flat in Dubai price depends heavily on the area. dubizzle's H1 2026 report gives these averages:

Area Average 1 bedroom price, H1 2026 Approx. USD
Jumeirah Village Circle AED 697,000 190,000
Arjan AED 703,000 191,000
Business Bay AED 1,174,000 320,000

For context, Savills put the average apartment at AED 1,817 per sq ft in Q3 2026, down 4.8% on the quarter. That softer pricing is why 2026 offers more room to negotiate than 2025 did.

Areas worth shortlisting from India

Where should you look when you buy property in Dubai from India? No official data breaks down which areas Indian buyers choose, so I shortlist by goal rather than by nationality:

  • Rental yield: JVC apartments showed a projected 7.00% gross yield in dubizzle's H1 2026 report, and Dubai Hills Estate apartments 6.42%.
  • Prime city living: Business Bay was the top area by transaction value in 2025, according to DLD.
  • Family villas: DAMAC Lagoons villas were projected at about 6.1% to 6.2% by Bayut and dubizzle. See my DAMAC Islands and DAMAC Lagoons pages.
  • Long term infrastructure: Dubai South surrounds Al Maktoum International Airport, where an AED 128 billion expansion was approved in 2024.

Be realistic on rent. Savills reported rents down 10% to 13% year on year in Dubai Marina, Business Bay and JVC in Q3 2026. No yield is guaranteed. If you would like a shortlist matched to your LRS budget, book a free consultation and I will send options with every cost in AED.

Costs on the Dubai side

When you buy property in Dubai from India, the Dubai side costs the same as for any foreign buyer:

  • DLD transfer fee of 4% of the price (or 4% Oqood fee off plan).
  • Trustee office fee of AED 4,200 including VAT for homes above AED 500,000.
  • Agency commission, by agreement, with 2% plus 5% VAT the market norm. No commission is payable to me.
  • Developer NOC of AED 500 to 5,000 on resale.

The full table, including mortgage fees, is in my guide to buying property in Dubai as a foreigner.

Visas and tax for Indian buyers

Residency through property

If you buy property in Dubai from India at a higher budget, it can also bring residency. ICP grants a 10 year Golden Visa for property worth at least AED 2 million, and spouse, children and parents can be sponsored. Dubai's two year property investor visa has no minimum value for a sole owner. Details are in my Golden Visa property guide.

Tax: what I can and cannot tell you

The UAE does not levy personal income tax, and rental income an individual earns from UAE property is outside UAE Corporate Tax unless it is run as a licensed business. Your Indian position is a separate matter: reporting the asset, tax on rent and tax on a future sale all depend on your residential status. That is for your CA to confirm.

Your next step

The cleanest way to buy property in Dubai from India is to fix the funding route first, then the property. Book a free consultation and send me your budget, whether you are resident or NRI, and who will own the home. I will come back with a shortlist, an AED cost sheet and a remittance timeline you can take to your CA.

Frequently asked questions

How to buy property in Dubai from India if I cannot travel?

You can do every step from home. Choose the home with me on video, sign the DLD contracts or the developer's SPA, and remit under LRS through your bank. For the transfer, use DLD's remote sale process, where you are identified on a video call, or give a power of attorney attested in India and the UAE. Oqood and title deed certificates are issued electronically.

Can NRI buy property in Dubai with NRE money?

Yes. RBI lists NRE balances as repatriable, so NRIs commonly fund a Dubai purchase from an NRE account or directly from overseas earnings. NRO balances can also be remitted, up to USD 1 million per financial year, subject to the FEMA Remittance of Assets Regulations and applicable taxes. LRS does not apply to you as a non-resident. Ask your CA to confirm the paperwork.

Can I use LRS to buy property in Dubai?

Yes, if you are resident in India. RBI's FAQ states a resident individual can send LRS remittances to buy immovable property outside India. The limit is USD 250,000 per person per April to March year, your PAN is required, and banks will not lend you the money. Co-owners can each use their own limit. TCS of 20% applies to amounts above ₹10 lakh a year.

What is the 1 BHK flat in Dubai price in 2026?

It depends on the area. dubizzle's H1 2026 report put average one bedroom prices at about AED 697,000 in Jumeirah Village Circle, AED 703,000 in Arjan and AED 1.17 million in Business Bay. Add roughly 7% for fees on a ready home at these prices. The currency converter on this page shows each Dubai property price in Indian rupees at today's rate, and I can confirm current availability.

Can Indian buy property in Dubai and get a Golden Visa?

Yes. Indian citizens qualify on the same terms as everyone else. ICP grants the 10 year Golden Visa for property worth at least AED 2 million in your name, including mortgaged homes financed by an approved local bank and off plan units from an approved developer. You must be in the UAE to apply, and you can sponsor your spouse, children and parents.

Do I pay TCS when I buy property in Dubai from India?

If you remit under LRS as a resident, your bank collects TCS of 20% on the part of your LRS remittances above ₹10 lakh in the year, under section 394 of the Income-tax Act, 2025. TCS is collected against your PAN. Whether and how it offsets your tax bill depends on your situation, so plan the timing of each payment with your CA.
