Property investment in Dubai in 2026 offers gross rental yields of roughly 4% to 9% depending on the area and property type, no personal income tax on rent, and entry prices that have eased since February. Rents are also falling in some popular areas, so the numbers need checking building by building. This page gives you sourced yields by area, a full ROI calculation, and where to buy for each goal.
Rental yields by area in 2026
The average Dubai rental yield was 5.53% gross in Q2 2026, according to Global Property Guide, with studios at 7.80%, one beds at 6.03% and two beds at 5.58%. By area, two major portals, dubizzle and Bayut, publish projected yields. All figures below are for the first half of 2026:
| Area | Type | Gross yield | Source |
|---|---|---|---|
| Discovery Gardens | Apartments | 9.06% | Bayut |
| Al Furjan | Apartments | 7.69% | Bayut |
| Jumeirah Village Circle (JVC) | Apartments | 7.00% | dubizzle |
| Arjan | Apartments | 6.79% | dubizzle |
| Dubai Hills Estate | Apartments | 6.42% | dubizzle |
| Sobha Hartland | Apartments | 6.41% | Bayut |
| Business Bay | Apartments | 5.54% | dubizzle |
| Dubai Marina | Apartments | 5.53% | dubizzle |
| Downtown Dubai | Apartments | 5.17% | dubizzle |
| Palm Jumeirah | Apartments | 3.91% | dubizzle |
| DAMAC Lagoons | Villas | 6.23% / 6.09% | dubizzle / Bayut |
| Jumeirah Golf Estates | Villas | 6.04% | Bayut |
| DAMAC Hills 2 | Villas | 5.97% | Bayut |
| The Valley by Emaar | Villas | 5.15% | dubizzle |
| Dubai Hills Estate | Villas | 4.33% | dubizzle |
| Palm Jumeirah | Villas | 4.05% | dubizzle |
Read these with care. Portal yields are projections from advertised prices and rents, and they are gross, before costs. Rents have also moved since: Savills reported Q3 2026 rents down 12.8% year on year in Dubai Marina, 12.2% in Business Bay, 10.4% in JVC and 13.4% for DAMAC Lagoons villas. A quoted Dubai rental yield is a starting point, not a promise.
How to calculate ROI on a Dubai property
Gross yield is annual rent divided by price. Net yield, the number that matters, takes off your buying costs, running costs and empty months. Here is a worked example for an investment property in Dubai using sourced inputs where they exist: the average one bed price in JVC (AED 697,000) and its projected 7.00% yield, both from dubizzle's first half 2026 report.
- Add buying costs to the price. DLD transfer fee 4%, trustee fee AED 4,200 including VAT, title deed and map fees of about AED 500, and agency commission at the common 2% plus VAT.
- Work out the gross rent. Price multiplied by the gross yield.
- Deduct vacancy. I use one empty month a year as a planning assumption.
- Deduct service charges. These are set per building. The figure below is a placeholder; look up the real one in the DLD Service Charge Index.
- Divide net rent by total cash invested.
| Line | AED |
|---|---|
| Purchase price | 697,000 |
| DLD fee (4%) | 27,880 |
| Trustee fee | 4,200 |
| Title deed and map fees (approx.) | 500 |
| Agency commission (2% + 5% VAT) | 14,637 |
| Total cash invested | 744,217 |
| Gross rent (7.00%) | 48,790 |
| Less one month vacancy | 4,066 |
| Less service charges (placeholder) | 8,000 |
| Net annual income | 36,724 |
| Net yield on cash invested | 4.93% |
Buy the same unit through me and the commission line is zero, because no commission is payable to me: total cash invested falls to AED 729,580 and the net yield rises to about 5.03%.
Now stress test it. If rent falls 10%, in line with the JVC drop Savills recorded, net income becomes about AED 32,252 and the net yield about 4.33%. Add maintenance, furnishing and a management fee if you use a manager. If you borrow, mortgage interest comes off too, although leverage can raise the return on your own cash.

Best areas to buy property in Dubai, by goal
There is no single answer to the best property investment in Dubai, because the right area depends on what you want the money to do.
For rental yield
Discovery Gardens, Al Furjan, JVC and Arjan led the apartment table above, between 6.79% and 9.06%. If income is your goal, that points to mid-market apartments as the best property investment in Dubai on current data. For villas, DAMAC Lagoons, Jumeirah Golf Estates and DAMAC Hills 2 projected about 6%. See my DAMAC Lagoons guide for that community. Before buying for yield, check how many similar units are being completed nearby, because new supply competes for the same tenants.
For capital growth
Past growth does not predict future growth, but it shows where demand has held. In dubizzle's first half 2026 data, Al Barari apartments rose 9.15%, Nad Al Sheba villas 7.21%, Al Furjan villas 6.12% and Palm Jumeirah villas 6.08%. Savills found prime apartments up 4% year on year in Q3 2026. Infrastructure matters too: Dubai approved an AED 128bn expansion of Al Maktoum International Airport in April 2024, and Majid Al Futtaim announced an AED 62bn community in Dubai South in May 2026.
For family living
Dubai Hills Estate covers 2,700 acres with an 18-hole golf course, Dubai Hills Mall and 1,450,000 sqm of parks, and its apartments still projected 6.42%. DAMAC Hills offers villas and townhouses around Trump International Golf Club Dubai. For a lower entry into a villa community, The Valley by Emaar had the lowest price per square foot among the villa areas dubizzle priced.
Those are the best areas to buy property in Dubai for each goal on today's data. For price levels by area, see my Dubai property prices page.
Is property investment in Dubai a good idea in 2026?
It can be, but the best property investment in Dubai for one buyer can be the wrong one for another. The case for it:
- Tax: the UAE does not levy income tax on individuals, and rental income an individual earns from UAE property falls outside Corporate Tax unless the activity needs a licence.
- Entry point: ValuStrat measured prices about 10% below late February by Q2 2026, so buyers have room to negotiate.
- Depth: 2025 was a record year, with AED 917bn of transactions and 129,600 new investors, per DLD.
- Residency: property can lead to a visa. My Golden Visa guide explains the AED 2m route and the 2-year option.
Real estate investment in Dubai still needs the same discipline as anywhere else: buy for rent you can prove and a holding period you can afford.
Risks to weigh in 2026
None of these rule out property investment in Dubai, but each one belongs in your numbers.
- Geopolitics: after Iranian strikes on Gulf states, including the UAE, Reuters reported in March 2026 that agents were seeing discounts of 12% to 15%.
- Falling rents: the Savills figures above mean yields bought at 2025 rents may already be lower.
- Supply: Savills tracks more than 525,000 units scheduled for 2027 to 2030.
- Liquidity: Savills counted transactions down 38% year on year in Q3 2026, so selling can take longer.
- Delivery: ValuStrat counted about 20,000 homes completed in the first half of 2026 against a full-year target above 129,000, so off-plan rent may start later than planned.
- Currency: the dirham is pegged to the US dollar, so returns measured in pounds or rupees move with exchange rates.
Financing an investment property in Dubai
UAE Central Bank rules allow expats up to 60% loan to value on a second or investment home, 80% on a first home under AED 5m, and 50% on off-plan. Non-residents depend on bank policy; ADCB, for example, lists up to 50% over a maximum of 15 years. Fixed rates for shorter terms were about 3.5% to 4.2% in September 2026. If you prefer to spread payments without a bank, read my payment plan guide.

Frequently asked questions
Is property investment in Dubai a good idea in 2026?
It can be. Gross yields run from about 4% to 9% by area, there is no personal income tax on rent, and prices eased about 10% from late February to Q2 2026. Rents are falling in some areas and supply is rising, so buy on net yield and a holding period you can afford.
What is the average Dubai rental yield?
Global Property Guide put the Dubai average gross rental yield at 5.53% in Q2 2026, with studios at 7.80% and two beds at 5.58%. Portal projections for the first half of 2026 range from 3.91% for Palm Jumeirah apartments to 9.06% for Discovery Gardens. Net yields are lower after costs.
What is the best real estate investment in Dubai for a small budget?
On 2026 data, mid-market apartments in JVC, Arjan, Al Furjan and Discovery Gardens projected the highest yields, from 6.79% to 9.06%. The average one bed in JVC was about AED 697,000 per dubizzle. The best real estate investment in Dubai for you still depends on the specific building's rent and service charge.
What are the best areas to buy property in Dubai for rental income?
On first half 2026 projections, Discovery Gardens (9.06%), Al Furjan (7.69%), JVC (7.00%) and Arjan (6.79%) led for apartments, and DAMAC Lagoons, Jumeirah Golf Estates and DAMAC Hills 2 led for villas at about 6%. Rents fell in several areas in Q3 2026, so confirm current rents for the exact building.
How do I calculate ROI on property in Dubai?
Add the 4% DLD fee, trustee fee, commission and other buying costs to the price to get total cash invested. Take annual rent, subtract vacancy, service charges, maintenance and any management fee. Divide that net income by total cash invested. My worked JVC example above shows a 7% gross yield becoming about 4.9% net.
Do I pay tax on rental income in Dubai?
The UAE does not levy personal income tax, and rental income an individual earns from UAE property is outside Corporate Tax unless the activity needs a licence. Property held through a company is within Corporate Tax. Your home country may still tax the income, so take advice where you are tax resident.
Can buying an investment property in Dubai get me a visa?
Yes. A property worth at least AED 2m can qualify for the 10-year Golden Visa under ICP rules, and DLD's 2-year investor visa has no minimum value for a sole owner, with AED 400,000 required per co-owner. Each route has conditions on mortgages and completion, covered on my Golden Visa page.
