Whether you are buying your first home in Dubai or adding to a portfolio from overseas, the work is the same: the right shortlist, honest numbers and a clean transfer.
New launches from Emaar, DAMAC and other developers, checked before you reserve. I confirm the escrow registration, compare the payment plan with similar launches and explain the Oqood fee, handover risk and resale rules before you sign anything with a developer.
Move in or rent out straight away. I compare recent transfer prices, look up service charges in the DLD index and manage the sale contract, developer NOC and trustee office transfer, so the title deed reaches you without surprises on the day.
A home worth AED 2 million or more can qualify you for the 10 year UAE Golden Visa under ICP rules, including some mortgaged and off plan purchases. I plan the purchase around the criteria, or the two year investor visa if that suits you better.
Buying from London, Mumbai, Lahore or New York? Foreigners can own freehold in designated areas, and DLD's remote sale process means you need not fly in for every step. I coordinate video viewings, the paperwork and every payment from start to finish.
Honest numbers, not brochure yields. I model rent on current figures, including this year's softer rents in Dubai Marina and JVC, and compare yield, service charges and resale demand by area, so you can judge the fit. No return is ever guaranteed.
Almirax has its head office in Abu Dhabi and a sales centre on Saadiyat, so I cover Aldar communities on Yas, Saadiyat, Reem and Al Raha, plus Aldar's Dubai launches, checking eligibility for each release and the 2% Abu Dhabi registration fee.

I'm Naveen, a property consultant. Dubai is my home market, and I work from the Almirax Properties sales centre in the Tamani Arts Building, Business Bay. Through Almirax's Abu Dhabi offices I also cover Aldar's communities in the capital.
My job is simple to describe and detailed to do. Whether you want to buy property in Dubai to live in, to rent out or to secure a Golden Visa, I shortlist homes that fit your budget, check the developer and the service charges, and show you every fee before you sign. For off plan, that means confirming the project's escrow account and build progress on Dubai REST. For resale, it means comparing recent transfer prices rather than asking prices.
I help UAE residents and buyers from the UK, India, Pakistan, Europe and beyond, including first time Dubai buyers. If you are looking for a real estate agent, Dubai rewards buyers who ask hard questions, and I would rather answer them now than after you have paid a deposit.
I will never promise guaranteed returns or tell you prices only go up. What I will do is give you the numbers, the trade offs and a clear plan, so you can buy property in Dubai with confidence. I also walk you through the Dubai Land Department process step by step, so nothing on transfer day comes as a surprise.

Tell me your budget, goals and timeline on WhatsApp or a video call. I explain the rules that apply to you, from mortgages to visas, and we agree a clear brief together.
I send homes that fit, with transfer prices, service charges and, for off plan, escrow and build progress from Dubai REST, plus a full cost sheet in AED for each option.
I negotiate the price and terms, then prepare the DLD contracts or the developer's sale agreement, explaining each clause, deposit and deadline in plain English before you sign anything at all.
Payments go through DLD's approved channels or the project escrow account. I arrange the developer NOC, any mortgage paperwork and the Oqood or transfer appointment, whether you attend in person or remotely.
Your title deed is issued electronically at transfer, or your Oqood certificate arrives by email for off plan. At handover I help with final checks and, if you plan to let, introduce Almirax's property operations team.

You do not need to live in the UAE to own here. Foreign nationals can hold freehold property in Dubai's designated areas, with no age limit and a title deed issued in their own name. DLD lets non-residents complete a transfer with a passport, and its remote sale process means you can sign without flying in.
What changes by country is the money. UK, US and Pakistani buyers should start with my guide to buying as a foreigner, covering fees, power of attorney and non-resident mortgages. Indian residents work within the RBI's USD 250,000 a year LRS limit and 20% TCS on remittances above ₹10 lakh, so I wrote a separate guide for buying from India.

2025 was a record year. DLD reported AED 917 billion of real estate transactions, up 20%, and Cavendish Maxwell put average residential prices up 12.1%, with off plan homes making up 73% of residential sales.
2026 is different. After the regional conflict early in the year, ValuStrat measured prices down 4% quarter on quarter in Q2, about 10% below late February. Sales from January to September were above AED 380 billion, about 23% lower than a year earlier yet still the second best nine months on record. Savills reported rents down 10% to 13% year on year in Dubai Marina, Business Bay and JVC in Q3.
For buyers, that means more room to negotiate and less pressure to rush. I track the numbers area by area on my Dubai property prices page.
Typical Dubai buying costs on a ready home. Off plan buyers pay the 4% DLD fee through Oqood instead of the transfer.
Fees per DLD's published schedule. Bank arrangement and valuation fees vary by lender and are not included.

Every guide is written for real buyers, with sourced numbers and the costs nobody mentions until signing day.
I shortlist homes, run the checks, negotiate the price, prepare the contracts and manage registration until the title deed or Oqood is in your name.
On resale it is agreed in DLD's Contract B and paid after registration; the norm is 2% plus 5% VAT. For off plan, I confirm upfront whether any fee applies.
On a ready home bought in cash, roughly 6.5% to 7.5%: the 4% DLD transfer fee, the trustee fee, agency commission and small title deed and NOC fees.
Yes. ICP grants a 10 year Golden Visa for property worth at least AED 2 million. Dubai's two year investor visa has no minimum value for a sole owner of a completed home.
It is calmer than 2025: ValuStrat put Q2 prices about 10% below late February, giving buyers room to negotiate. Nobody can promise where prices go next.
Yes. I advise on Aldar communities on Yas, Saadiyat, Reem and Al Raha, plus Aldar's Dubai projects, and confirm Abu Dhabi's 2% registration fee for each purchase.
Send me your budget and timeline. I will reply with a shortlist, a full cost sheet in AED and an honest view on each option, with no obligation.
